Energy Performance Certificates
Commercial EPC's tell you how energy efficient a building is on a scale of A-G. The most efficient buildings- which should have the lowest fuel bills- are in Band A. The certificate includes recommendations on ways to improve the building's efficiency and help SAVE MONEY.
The purpose of the EPC is to show prospective occupiers the energy performance of the building they are considering occupying. Failure to provide an EPC can result in a fine of 12.5% of the rateable value of the building up to a maximum of £5,000.
Landlords must commission an EPC when the property is MARKETED. The earliest this should be is when the prospective occupiers are first given written information about a property, and certainly before any contract is entered into.
EPC's must be carried out by fully qualified and Accredited Assessors.
